(how I "stumbled" into this bonanza !).After University, I got experience in the "new" TV in St.Louis, &then I got a big job with Metro-Media in New York. Making big money, I heard about those "Brownstones"(chic-rentals) just off Fifth Av & Central Park; These were older bldgs,narrow 4 stories, former homes. They are all over NY. I found an apt. in one, 10 E 79 St. in view of the famed Art Museum. This  rent-free landlady, was a chic divorcee. She lived in the penthouse, & rented-out the three floors, below. Later, I found out that she was always on the "Riviera", & George, her Superintendant, took care of her Property, & we tenants...George even deposited her rent checks ! I was impressed ! I rented three others over the years, as I transferred, in & out of New York on various assignments.

     Unfortunately, I took some pictures, but misplaced them,,,wanted to show them in this book next time in NY, I'll take these photos, again. They are nice pretty bldg's, but straight-up, with 4 stories...that's my slogan..."Think 4" However your quadplexes throughout the usa, usually, look almost like a big home, or a duplex...just a little larger. Mine happens to be more desirable...2 duplexes,up & down, front & back duplexes, on the same lot. You can find those, IF YOU LOOK B E H I N D  THE FRONT BLDG...I call that "peripheral vision" shopping. I even had a big romance with one of these divorcees( "Bonnie"). Eventually, we went our ways, but now, later...I'll bet, that is a widow...& so am I ! So, if you know, a Bonnie Stapen, tell her I'm searching for her ? AAARGH

     It's 35 years, now,living in the same Quadplex I bought, originally in 1974, we have gone through several recessions & inflations, with no problem. Actually, an Inflation is your Partner...because, your Mortgage, paid by your tenants, increases, with the economy...&, if you got a FIXED Mortgage (which is a must)...YOU ARE PARTNERING WITH INFLATION ! wham ! After a NY divorce, I was now with a Parisienne Concert Pianist,"Andree" (also a Princess)...so she came with me to Miami, from NY...& she loved it..my villa(apt)in my "quad", front,downstairs.was 10 rooms, 3 baths,we took the biggest,if you can afford to do this...a music suite for Andree...& a business suite for me,,,& plenty of living space..tall ceilings, archways.even with a fireplace, which we lit-up...threw open the doors, in Winter, when we partied,,,entertaining, 50 people ! The Associated Press did a story, that went to 200 newspapers (herein), describing the chic lifestyle. Hardwood floors, surrounded by a Tropical forest...what's not to like ? vavavavoom ! And your 3 tenants rents pay your mortgage,& probably some of your upkeep, depending on what a deal, you & your Buyer Broker, make. Eventually, as rents increase (that's our Capitalistic System), more & more of  your expenses will be paid by your rents...& you may want to meet me on the Riviera !Ka Ching !     For 35 years, our followers get our recommended FHA government mortgage, with only a 3. 5 % down, requirement (Banks always ask for more)...& if you are a Veteran, the VA Loan is NO CASH. Even if you are older, like me, & you bought a home, nothing down...years ago,,,you can do it again, to maybe help a grand child...but you must live there. So, move in...then move out...to fulfill this bureaucratic rule. Hmmm. We call that original concept...a GRAND DADDY GI LOAN !    WHAT A COUNTRY ?...because, we created & forced our"BuyerBroker'  Law, INTO BEING, NOW, ACCEPTED BY ALL, ONE MILLION,OWNER-BROKERS...& MY LAW BREAKS LAWS IN THE PAST, FOR YOU GET AN EXPERT TO HELP YOU, EXCLUSIVELY, & YET, THE SELLER, STILL PAYS FOR YOUR EXPERT, WHICH BREAKS PAST LAW, THAT SAYS,"THE ONE THAT PAYS THE MONEY, GETS THE SERVICE...BUT HERE NOW...THE SELLER PAYS FOR YOUR EXCLUSIVE AGENT (buyer broker) hOLY sMOKES !

     I  HAD NO REAL REASON TO PRINT THIS 14TH PRINTING,(i'M NOW RETIRED) EXCEPT TO WARN ALL THAT THERE IS A NEW LAW, COUNTERING MY BUYER BROKER LAW...'THAT TAKES AWAY "FIDUCIARY", (TRUST) AFTER HAVING IT FOR 100 YEARS. hMMM. DIRTY TRICKS ! So I wanted to warn all, that the NEW"Transaction Broker" is BAD, don't use it...a Transaction Broker is like a used car salesman...they don't help Buyer or Seller...they just transfer the papers from Seller to Buyer !...nothing more then a used car salesman.

     WARNING,now,  the Seller has no Agent help either, although he still pays the commission for both,buyer & seller (seems almost unfair,& may change some day, as in other Countries) The must be warned, because they no longer get Fiduciary, that they have had, for 100 years. So, now, a Seller, must ask for an old-fashioned Listing ontract, if he wanst to be protected , like they have, for 100 years. YET SELLERS HAVE NOT BEEN ADVISED OF THIS, RADICAL CHANGE & THE AGENTS DON'T HAVE TO WARN THEM . The Government hasn't even past a Law  to warn the Seller...more Government/Big Business ,Dirty Tricks.That's another reason I wrote this book. In the past,I have only been concerned with helping the Buyer, who never had any help, before...BUT NOW, WITH THE"TRANSACTION BROKER LAW"...NEITHER SIDE IS PROTECTED/AIDED IN A TRANSACTION...IT'S BUYER & SELLER, ALL FOR THEMSELVES...YOUR AGENT IS NOW, NO MORE THAN A USED CAR SALESMAN ! eeAK! b ut ...if you get a Buyer Broker agreement, you the Buyer, get free expert assisgtance on the whole deal (seller pays)...& you the Seller, still pays both commissions, as always...but is only guaranteed Agent help, IF he demands a Listing Contract...& does not accept a Transaction Broker Contract. Pardon the repitition on this, but most readers are not legally trained, & it is in the "way" you agree for help, that makes the difference as to how you get help...with a Transaction Broker Agen (& most are T>B>'s, because it is to their advantage...you are on your own...& YOU DON'T KNOW THIS 7 & NO REPORTER HAS REPORTED THIS, BECAUSE THEY GET BORED WITH LAW, & DON'T UNDERSTAND WHAT I AM WRITING,HERE ! ...to my knowledge, only ONE writer, out of Wash DC, wrote about this, when it was made Law, in the mid 1990's...he  timidly wrote an opening I'll never forget...he wrote..."In a quiet way, the real estate agents have passed a new Law, eliminating "trust", for the first time in 100 years, so now, neither buyer nor seller gets any help/advice, you are on \your own...& you have not been advised. I don't even think Google has any help advising you !  I started all this, with my BuyerBrokerLaw & this is your only source to be guaranteed professional Agent help, in Buyuing or Selling a Home ! Ka Ching!

      Home Buyers had never had "Fiduciary", although you thought that, that nice person, driving you around, buying ice cream cones for the kids...you thought that was your helpful friend and advisor...BUT (& this is one of a number of big reasons, why, my book, is a National Best-Seller 

because, this $10 million valued free publicity, on these 2,000 interviews coast to coast, finally forced my Buyer Broker Law, into being. I"tangled" with the real estate Brokers, just for a few sessions...& they realized, that legally, they could not stop me, from advising my Buyers, to EMPLOY their own EXCLUSIVE BROKER...SIGN AN AGREEMENT WITH HIM/HER TO THAT...& YOU HAVE JUST BROKEN 100 OLD REAL ESTATE LAW. yOUR EXPERT"BUYER BROKER"HELPS YOU FIND THE EXACT TYPE PROPERTY YOU WISH *EXEN A HOME...A MILLSTONE WE CALL THEM)...& THIS B.B. is FREE, BECAUSE THE SELLER PAYS YOUR EXPERT, AS HAS BEEN DESIGNED FOR 100 YEARS. This breaks Legal-Precident, which I am proud of,,,& all one million Owner Brokers, must accept the b.b.& pay the Sellers Commission.

     Now you are Buying your house, duplex, triplex or quadplex, like the rich have done for years...only they paid, maybe $5,000 for this experts Service...now it's FREE to all...even the International people, from Europe, Asia, & South America, I'm happy to say...has found out about my b. b. Law. Of course, you shop around for a Broker, that is expert in exactly what you want...& in a good location, which can make you a fortune, like it did me. More on Anderson's"Fourth Location Principal"... because 100 yrs ago, when that zillionaire coined that elegant phrase...the World has changed...we now have, Suburbs, Slums, etc. I was the first to see this & I was the first to explain"GENTREFICATION", whereby, you now Notice, after 35 yrs...masses if people are moving BACK into the Cities...that's Gentrification...& I read about it in Paris, one year, writing a 2nd or 3rd printing of my book...& gentrification was the big thing (we are always, slower)...elegant bldgs in the Paris slums, were now restored to its shinney best...& the poor people were pushed into the "burbs". My best example is"Georgetown" in our Nations Capitol...formerly it was stables & slaves lived there...TODAY, THE KENNEDY'S  & MANY OTHER RICH POLITICROOKS LIVE THERE 1 WHAT A COUNTRY ! "lOCATION" MEANS, TO BUY, WITH ALL THE "MAGNETS" YOU CAN FIND, SURROUNDING YOU. Let me give my example, which is golden...I paid $15,000 for my elegant, historic Spanish Villa...it was worth $2 million, during the "boom"...& now, it's worth only $One Million...& will probably go back up to $2,Million because of"Location."
